14 Day Listing Launch Plan
Days 1-3
Meet with you to discuss your goals, expectations, and timeline for selling the property.
Review the home’s current condition, style, and any necessary repairs or improvements.
Discuss pricing strategy and conduct a comparative market analysis (CMA) to establish an appropriate listing price.
Explain the process, required documents, and our role as your agent.
Develop a personalized plan for the home, including cleaning, repairs, and staging.
Schedule contractors, cleaners, or handymen if needed.
Days 4-6
Begin any recommended minor repairs, such as fixing leaky faucets, patching holes in the walls, or replacing light fixtures.
If necessary, schedule professional services for major repairs (e.g., plumbing, electrical, or HVAC).
Our team will arrange and pay for a professional cleaning service to deep-clean the home, ensuring it’s spotless and ready for showings. This includes carpets, windows, bathrooms, kitchen, and any outdoor areas.
Days 7-9
Stage the home to highlight its best features. If the home is vacant, we’ll discuss renting furniture and decorations to make it feel welcoming and modern.
Make sure every room has a clear purpose, is clutter-free, and is well-lit.
We will schedule a professional photographer to take high-quality photos of the home.
A virtual tour will be scheduled make your listing stand out, and to help out of town buyers fall in love with your home.
Plan for drone shots if the property has expansive outdoor spaces or unique views.
Days 10-11
We’ll work with you to prepare a compelling listing description that highlights the home’s best features, location, and unique selling points.
Prepare brochures or flyers for showings and open houses.
Our team will input the home’s details into the MLS system so it is advertised on all the most popular home search websites.
Ensure all the photos, descriptions, and features are accurate and appealing.
Days 12-13
Do a final walkthrough of the home to ensure everything looks perfect.
Touch up any last-minute repairs or cleaning (e.g., wiping down surfaces, making beds, adding fresh flowers).
Remove any personal items, excess clutter, and anything that may distract potential buyers.
Ensure that your home is accessible for showings, whether through lockbox access or coordinated appointments.
Day 14
Officially list the home on the MLS, and ensure it appears on major real estate websites (Zillow, Realtor.com, etc.).
Schedule an Open House and promote your home to neighbors and local residents.
We will follow up with potential buyers and keep you updated with feedback from showings.
